I have a dilemma. My Uncle made me an executer of his will. In it he left his farm and land to his married Daughter . No other relatives When he bought the property it wasn't registered pre 1980. He died 14 years ago and the farm is just sitting there. So his Daughter now wants to move into it and register it in her name. She has the original deeds and the will that says everything goes to her. There was no money just the Farm. So is this an easy process or will I be in trouble for doing nothing with the will all these years. At the time we just didn't feel there was any point executing it as there was nobody else to consider. Only her sister who was left a small amount of money which she had and has since sadly died. Any advise would really help

Maryann - there's no 'trouble' to get into here except with the family/beneficiary perhaps for not completing the probate process and transferring the property at the time. Many families 'inherit' but don;t actually complete the legal transfer of ownership for many years.
So it reads as if you need to follow our online guidance to transfer the property and then compulsorily register it for the first time - HMLR Guide Page  · HM Land Registry
