My husband and I are buying a property and the sale has been delayed since December 2024 due to Land Registry issues. The house we are purchasing has not been registered before, the 2 neighbouring properties have. Drawings have been submitted which keep being rejected as the registered boundaries for both neighbouring properties overlap those for the property we are trying to purchase. We have spoken to both owners who are in agreement with the drawings we have proposed, but our solicitors don't seem to be able to advise how we move forward with this. Please can you advise how we can move forward with this? The postcode for the property is PE16 6BH. Thank you.

Nicola - any advice we can offer will have been provided to the solicitor who has applied. In my experience where you have a scenario like yours there are generally two options The first is for the neighbouring landowners to transfer their parts of already registered land to the applicant (your seller) and apply to register those transfers; or The applicant claims ownership of the land through adverse possession and seeks to register that claim. The quicker option from a purely registration perspective would be the transfers of the land. But both require a decision and action by your seller.<br> Please do speak to your own conveyancer to clarify what the issues are, the possible solutions and what needs to happen next
