Apologies, if this has been answered but I could not find an answer. My Dad changed their property from Joint to tenants in common and updated their will to put their 50% in a life trust with the beneficiaries being Mum\Dad, brother and I when one of them passes - all through a solicitor. Dad passed away last year. I've just got the same solicitor to register the trust and I have claimed it. I now need to update the title to the property to remove Dad's name and add the trustee's names (Brother and I). Is this something I can do or best leave to solicitor? What forms would I need to fill in and I understand I need to verify my identity. Thanks

Andy - no need to apologise as whilst this is covered in multiple threads often people need something specific to their own needs.

The key point to make here is that on the death of a joint owner, irrespective of whether they are joint tenants or tenants in common, the legal ownership passes to the surviving owner(s) to deal with. If that means transferring the legal ownership to new joint owners then those surviving owner(s) are the ones to do it as they transfer the whole of the legal ownership to whoever the new owners are to be

Registering land or property with HM Land Registry: Change the registered owner name - GOV.UK

Whilst you don't have to use a conveyancer I would always recommend doing so to firstly discuss options and what's 'best' for All.

And secondly because they understand the process, forms, identity verification and more to guide you
