 I purchased a  manor house which is registered with absolute freehold title. I live in a different city to the property advertised. i decided to buy it and agreed to all the terms complete the transaction while still away. i came and visited for the first time to stay. The vendor whose sole name the property was registered, is still living on the grounds with her friend and her sister. her sister says that she put up half the original purchase price when the vendor bought the property seven years ago, as the friend had no money, and that all three of them moved to the cottage on the land two years ago as the manor house had was too big for them. neither of them wants to move.  does her friend or brother have any rights ?  if the land was unregistered would it make a difference.

Lucy - it's legal advice you need here with regards both the legal ownership and what rights those who are occupying land/property may have also.
It's unclear if you bought all the land and property, so including the bit they are living in, or not. But our PGs 4 and 5 offer guidance re such claims and how they are registered. Being registered/unregistered can make a difference.
But it's the legal requirements that have to be met first and then the registration ones. Hence the need to get legal advice to confirm their and your own rights here
