Good day We recently changed solicitors holding our Wills and important documents - on receipt of all our documents I noticed our copy of TP1 form, which I believe is the Title Deed, the seller has signed, but we have not signed! The attorneys who handled the purchase have since sold their business. However, on checking the land registry website, the property IS indeed registered to us jointly. Please can you advise if this needs to be rectified and whether it may be a problem at the time of selling.

Good Morning Elizabeth - the TP1 is the legal deed used to transfer legal ownership. The title deed is the term usually used to refer to the actual register and title plan created for the transferred land/property. Modern conveyancing often means that transfers are executed separately so for example one copy is executed by the seller (transferor) and given to the buyer (transferee) whilst a second version is executed vice versa so to speak. I suspect the copy we have on record will be a combination of the two with both executions and as such there's nothing for you to rectify and I don't see it as being a problem in the future
