Good Afternoon, 

Currently live in an estate where the developers have been dissolved.

The original title for the whole plot was - WM796104

This has been split into three plots plus two freehold houses - owners & titles:
Bromford - MM6935
2 Admirals Way - MM118371
Tanveer Ahmed Hanif - MM119044
7 Sean Dolan close - MM152010
6 Sean Dolan Close - MM92753

The three new titles do not cover all of the land of the original title. Who owns the chunk of land that is missing? Does this revert back to the crown as the original owners no longer exist?

Hi Adam,

Thanks for this, I cannot see that anyone owns the piece of land in question. The company is now dissolved that did own.

Can you see if anyone owns the land in question?

Jamie - all land is owned and the title you quote is a 'live' title so you can check and confirm the ownership online
What is it your are trying to achieve re the land and it's legal ownership? If you can share some context then it might help me to offer a steer re next steps?

The chunk of land that is missing has a pumping station on that serves Sean Dolan Close. This pumping station is not adopted by the water company so I am trying to find who owns it. Mar City Developments owned the original title for the whole plot but the land has been split up. Bromford own most of the street under title MM6935 but not the pumping station. Mar City cannot own it as they have been dissolved - they owned WM796104.

Just looking at a map on the land registry website and its got a number on the land in question - 61771640

Jamie - so the pumping station is in title WM796104 so the legal owner is the company. If the company has dissolved then you need to follow the Practice Guide advice
What I really meant is was why do you need to know who the legal owner now is?

I'm selling my property on Sean Dolan Close - due to this issue with the pumping station I cannot sell. The pumping station not being adopted by the water company means the road cannot be adopted by the council. The pumping station is  being maintained by Bromford but there is no legal obligation for them to do so. I need to somehow get Severn Trent to adopt it so I'm hoping if it got passed to the crown then they would pass it onto Severn Trent, however that may be wishful thinking!

Jamie - understood and an interesting conundrum then for everyone in the road it seems.
The register confirms the legal ownership as registered so it's following through with your conveyancer re what happens to the land as owned by a dissolved company. That's usually fairly clear cut but what then happens re road adoption from there we would not know - hopefully your conveyancer can advise/assist
