My mortgage has been paid in full. The mortgage lenders have written to inform me that they have released the charge with HM Land Registry. I paid for a fresh copy of the title deed but I am not sure where to look for this critical info. I wrote in to HM land Registry for guidance and the person replying said that there is no evidence of the discharge or any recent transaction for my property. Please advice.

Kalpana - if a property/title is still mortgaged the C Charges Register would refer to the charge by date and the lender by name as two separate consecutive entries. If it's been paid off and discharged the register would not refer to it at all

Kalpana - I imagine it refers to an old deed that contains covenants or easements (rights)

Kalpana - not routinely due to age. They can be removed if the benefiting landowner(s) enter into a legal deed of release for example. Or as a result of an application to https://www.gov.uk/courts-tribunals/upper-tribunal-lands-chamber

Kalpana - covenants are nothing to with the ownership. The B Reg confirms the legal ownership

Thank you again Adam. It is so reassuring as the reply from a staff member at info@landregistry is so vague. Said they were muddled in their head and still didn’t answer my question. Appreciate your support.

Kalpana - did you want to share your title number and I can perhaps offer something extra re the mortgage being paid off?

Kalpana - the lender removed their legal charge (mortgage) on 4th August. Most lenders do that electronically and direct with us and the charge is removed in seconds. On average they do that between 2-3 weeks after confirming all paid off with you.
