<p>Hi I’m in the process of buying a house but the detached garage and driveway (which is fenced into the property) is owned by the previous home owners, as Far as I’m aware they have now passed away but the land was never signed over to the current owner who is now selling the house/land to us. My question is how do we sort this? The seller has owned the house for 20 years and has maintained the land/garage for this length of time too it just seems it wasn’t changed over to her name in 2004.</p> <p>thanks </p>

Hi Mel - generally speaking you have two options to consider. The still registered owners, through the executor of the estate, can transfer the legal ownership as appropriate OR the seller's claim ownership of the land through adverse possession<br> Very much something to discuss with your own conveyancer or take legal advice on
