We are trying to deal with my late Mother-in-Laws' estate. We cannot locate the title deeds to her property but have downloaded the Title Register. This shows the property as jointly owned by MIL and Father in law who passed away 10 plus years ago. How do we go about transferring ownership. We have Death Certificate, Grant of Probate etc for Mother in Law but nothing really for Father in Law. The property was left in equal share to my wife and her brother and we would like to transfer the Title Deeds accordingly. Thank you in advance.

Andrew - please refer to our online guidance and the assistance it provides re how to transfer the ownership following your MIL's death. Follow the guidance as if she was the sole legal owner to identify the forms AP1, AS1/TR1 and ID1s/ID3s you need.
