Bought house as freehold on completion in July 2023 - still showing as leasehold

Hi,

I bought WA64453 in July 2023 as freehold on completion. The title register is still showing as leashold owned by the original leaseholder. I need to remortgage due to divorce and application is being denied due to short lease. Is there an application outstanding to merge the titles or is there anything I can use to proove to the mortgage company that the property was bought as freehold on completion?

Hi Danielle - I'll flag the application with the casework team and ask them to expedite it. It was submitted on 12th July and I can see the conveyancer requested expedition yesterday
Hopefully they can process it in the coming days and they will contact the conveyancer direct if anything else is required
Make a note to post again later next week and we can check for an update

Hi Danielle - we have been in correspondence with the conveyancer since July but the issues raised have yet to be resolved. The last exchange was on 27th September and we await their response

Hi Danielle - that application was cancelled at the end of October and it hasn't been resubmitted as yet. I'd strongly recommend contacting the conveyancer to confirm and to clarify what's happening re the application to register

Hi, 

Do you know why the application was cancelled and who cancelled it? The last we heard from the conveyancer was in Novemeber and there was no mention of it being cancelled. 

I have been in touch with them but have not yet heard back

Hi Danielle - we cancelled it on the 14th October as they had not provided all of the requested/required information 
I've had a quick look re wider details and can see that they have actually relodged it on 18th November but as a first registration and with a new provisional title number 
Processing has started as yet as no request to expedite/hasten it has been made - hopefully they will confirm in their reply for you
I'll ask the casework team to expedite it to keep the remaining wait time as short as possible. Fingers crossed the conveyancer has submitted all the required paperwork this time

Hi Adam,

Im looking for an update on this please. There was a request to expedite following a memo of sale submitted which was accepted on 29th January (LR reference number JGDB5F0) and there has been no update as yet. Our new conveyencer wont send a buyers pack until the freehold title is registered and our buyers are beginning to get concerned.

I emailed them on 14th Feb and they said there was no update on the portal - Ive had no response since

Hi Danielle - they have not replied in full to our request dated 29th January. They did reply same day but that was only with regards one point as raised. 
They wouldn't see any update on the portal on 14th Feb or since end of January as the casework team are waiting for a full response. 
I'd suggest contacting them and asking them to check the request dated 29th Jan and confirm that they have replied in full. If they remain unsure then they should reply and ask for clarification as appropriate
