My LLC search result refers to adjoining properties

Where it appears that an adjoining charge has been revealed on a search result, this is usually due to the extent being drawn to the boundary line which included a minute intersection with the neighbouring extent, causing it to be revealed. Therefore, occasionally, some searches may appear to reveal an adjoining charge due to the nature of polygon boundaries but ultimately, it is the responsibility of the customer to determine what affects the land in question as the official search result will clearly show the extent of the charge, supported by the specifics contained within the charge information. HM Land Registry do not apply buffers so there will always be a tendency for charges on adjoining properties to be revealed if they are plotted to the boundary line and you plot along this boundary. If we apply even a small buffer, this potentially could lead to not revealing a charge which did genuinely touch a boundary line. Similarly, the customer is also responsible for selecting the search extent area when conducting the search, where they can either choose to use the extent brought forward or replace with an extent of their own choice. If you believe there is a mistake in a registration or your search result, you should contact the relevant originating authority to discuss further, who may vary or cancel a charge.
