I live in a share of freehold property. My co-freeholder has changed in August 2024 but the name on the freehold title SY772936 still has the previous owner's name. I am selling my flat with my share of the freehold and this is the only thing that is stopping us from exchanging contracts. I believe my co-freeholder's solicitors have expedited the application back in December and a requisition order was raised in January. Can you please update me on how this is going and what needs to be done to get this application done and name changed as soon as possible as this is a matter of urgency now. Thank you.

We are still waiting for a response to our request as raised on 24th January. You should contact the conveyancer to confirm and to clarify when they hope to respond

Thank you for the prompt reply. Say they respond to the request today. How long will it take for the change to happen? As I mentioned before, this is the only thing that is keeping us from exchanging contracts. Thank you again.

If they respond today then wider checks will then be required with regards the outgoing mortgage lender. They are given 3 weeks to respond to those checks so if it's to be completed sooner then lender will need to respond positively

Again, I really appreciate the quick response. I will contact the solicitors as I am looking to hopefully exchange and complete by 28th March. Do you think it is realistic and possible to exchange and complete by 28th March?

Anything is possible but you firstly need the conveyancer to respond in full. Until they have done that I wouldn't be trying to put a definitive date on completion. 
Based solely on what's currently in the mix it feels like the 28th would be too soon but do speak to the conveyancers involved and the need to also have the outgoing lender on board re the wider checks referred to

Rey - nothing still. I'd suggest speaking to the co-freeholder/conveyancer direct to ascertain what's happening at their end

Hello thank you for the prompt response as always. It does not look like they are taking this seriously or as an urgent matter as I am not their client, but this is making a massive impact in not only mine but my family’s life as this means that we cannot sell our property until this is sorted. Is there anything that I can do to make them treat this as urgent, such as making a complaint? Or any legal actions that I can take against them?

Hello Rey - I suspect trying to complain to them won't work as you are not their client. We would not know if legal action can be taken against them and would suggest you seek legal advice 
Your point of 'pressure' would probably be your co-freeholder as they are the solicitor's client

Thank you for the advice. I have discussed this with my co-freeholder and he said he won’t be able to do anything as his conveyancers are dealing with this now. Is it in his best interest to pressure and chase his conveyancers? How about the land registry? Can the land registry help me with this? Have you received a reply from them yet?

Rey - we haven't received a reply as yet. We can't chase or hassle them further than having raised the request and a reminder.
