My solicitors have enquired regarding the discrepancy between the Title Plan and MapSearch layout. The sellers solicitors are querying this with Land Registry to see if we can get it updated fairly quickly, would it be possible to give an update on this? What information would you need to check the progress of this application/query - 15, CR0 3GS Title Plan: SGL605311?

My understanding is that the Title Plan is the legally binding and MapSearch is used just for reference but my Solicitors strongly believe that this needs to be resolved and they both need match - any advice?

Would really appreciate someone from Land Registry to advice and give an update.

Sri - the conveyancer has actually submitted an application on 23rd June to amend the title plan/boundary. They have then expedited it so processing should start in the next 10 days. Everything then depends on it being in order and if 'more' is required for any reason
It doesn't appear to be a title plan v Mapsearch issue, and I would agree with your assessment of which one wins if it were. As such I would suggest you clarify matters with the conveyancer to be sure

Appreciate the response. My mortgage is due to expire in a month or so from now, is there any chance you would be able to give a rough estimate in terms of how long it would take to get it resolved once a case worker picks this up? (Based on the request the solicitor submitted and assuming no further information is required). 

In short, assuming the request was put forward with all the information needed how long would it take to get the title plan/boundary amended?

Sri - not at this stage as the case needs to be considered by the casework team and I suspect a senior officer due to what's actually been applied for. Once that has happened and next steps have bene identified we should have a better idea re timescales.
Boundary changes are very rarely as routine as you might think as there are literally two-sides at least to be considered. As a result a change to a boundary cannot always simply happen without checking/confirming with the neighbouring and affected title holders.
But we simply don't know what next steps are required as yet and I'd suggest making a note to post again early next week and we can check for an update for you

Hi Adam - would you kindly provide an update on this matter? My mortgage offer expires in about 2.5 weeks so I just want to understand where we are. I would really appreciate if a timeline could be given even if approx.

Hi Sri - it's been referred to a senior officer (yesterday) so it is making progress but impossible to be definitive at this stage re timescale. Once next steps are confirmed we will know whether there's likely to be a longer delay or not
I have asked the casework team to see if they can escalate matters with the referral

Morning Sri - the process has bene escalated on referral to one of our lawyers so hopefully matters can be progressed further soon.
I should stress that the casework team advise that it is likely wider checks will be needed that may well take you beyond the timescale you are hoping for. I would suggest speaking to your conveyancer/lender again re an extension of time/options

Hi Adam,

First, I just want to say thank you for providing me with all these updates. You / your team have been most helpful. 

I am speaking with my financial advisor to see what we can do regarding timelines but before I decide to go ahead and spend money on potentially a new mortgage application, would you be able to give me an update on the progress of the application? and if there has been any indication of a more precise timeline now that the lawyers hopefully have had a look? 

Again really appreciate your responses and updates.

Thanks Adam, I think there was a small mistake that the solicitors have requested Land Registry to amend. We were expecting the updates and amendments today. Do you know if there is any updates on and whether it has been amended now?

Sri - if there's an error then they need to report that and that's not come in as yet it seems
If they have reported it then what's the reference please? It won't be the title numbers

Hi Adam - Unfortunately, I don't have a reference number as it's being dealt with by the seller's solicitor. I just want to facilitate / understand timelines due to the mortgage deadline. As far as I understand after the initial request was completed a blue hatched line disappeared from the plan (see attached).

The hatched line I believe is meant to indicate the space that British Gas can request to use to help with installing pipes. It is an easement item under the charges register as far as I understand.

See attached query in question with title plan. Please take what I say with a grain of salt, as I am not qualified to understand the nature of the query, and I am only trying to establish where we are in the process / timeline.

Hi Sri - many thanks although the blue hatching is there so they maybe looking at an old version of the title plan for SGL605311
