Hello,
We're in the process of a buying a house and our solicitor has informed us the sellers are finalising registration with Land Registry. Is it possible to find out if the application has been made and/or what stage it's at, please?
The property is 24 Hurstbourne Priors, Whitchurch, RG28 7SE.

Hello Victoria - submitted on 30th October, expedited and then partially processed on 6th November. We need a few things more from the conveyancer and they were contacted. We await their response.

Hello,
We've had the title plan back from LR now, however, we've noticed the red border line cuts out about a 1/3 of the garden. The garden is fenced off with an established garden and the previous owner was there for 40+ years so we have no idea how this parcel of land could not be included in the plan. We're discussing this with our solicitors but wondered if there was anything you could tell us directly about why this might happen and how we resolve this?

Hello Victoria - the confirmation issued to your solicitor on 14th November explains why the title has been limited to exclude some of the garden.
If the land is to be registered you'll need to make an application to do so along with sufficient evidence of ownership/title. Do rely on your solicitor for guidance on how to do that either through additional deeds or a claim as to ownership as appropriate

Hi again, we've been told the sellers solicitors have now applied to claim the unregistered land. Could you tell me if it's been received and expedited? And, if possible, what the next step is? Thanks so much.

Hello Victoria - nothing as yet. Once submitted and expedited they should be able to confirm the provisional title number and our (ABR) reference for you
