Hi W Cuffy - the application you are now referring to was provisional title MAN456590. Submitted in May, letter explaining why application was flawed issued in July. Case cancelled in August.<br> I believe that the land that application was trying to register is the same land as now registered under title MAN456279<br> There are a range of titles/tenures affecting the land/properties in that area so it might help to narrow things down for you if you can confirm what it is you are trying to but (address/land) and who from?<br> Your OP referred to buying a house and you have quoted a variety of titles since but are you trying to buy #40 or something else? And if so from whom as you refer to a seller's daughter but no name?<br> There is certainly a complexity to all of this but hopefully you can share some non-title information to help me explain

Hi Adam.<br> Myself and partner are the proposed buyers for 40 Bor Ave, from the seller, Mrs Janet Hidden. Our offer for the house was accepted in Nov 2024 and this has been going on since then. Let me know if you need anymore info.<br> Regards <div style=""></div>

Morning W Cuffy - MAN456590 is a closed title after the application that tried to create it was cancelled in August<br> MAN456279 is a newly created title in the name of Mrs Hidden fand relates to the land to the rear of #40. That application was completed and the title created in November<br> #40 is registered under titles GM363789 (freehold and main property as owned by Moregoed); GM85481 (Leasehold and owned by Mr & Mrs Hidden); and MAN419793 (freehold and owned by Moregoed)<br> The only pending application we now have is a transfer of part of the title MAN419793 but that is in relation to #34 and not #40.<br> Mrs Hidden owns titles MAN456279 (freehold land forming part of #40), GM85481 (Leasehold of main property and owned by Mr & Mrs Hidden but assume Mr Hidden may have passed away)<br> The 'missing' part is the transfer out of MAN419793, which was cancelled in August as previously mentioned and as yet we have not received a new/fresh application to register. This is the 'missing piece' of your purchase jigsaw it seems and I would suggest querying same with the sellers/your own conveyancer

Thanks for that Adam. Seller has another conveyancer dealing with it now, as previous were a waste of time. Seller is sending deeds and all other relevant paperwork to the new solicitors today. Once they get in touch with yourselves, would be expedited, as we're running out of time? If so, any rough estimate of time it'd take to transfer over?<br> Regards Wayne <div style=""></div>

W Cuffy - they need to submit an application as appropriate. This was the original problem as identified in July but never resolved by the previous conveyancer<br> Timescales from there will depend on what they actually apply for and what supporting evidence is submitted. Expedition gets the case to the processing start line but does not guarantee success or a swift conclusion. And I suspect, but no way of knowing for sure yet, that there will need to be some correspondence between ourselves and the register owner, Moregoed, before matters can conclude. If that is what's needed we will of course have no control over how swiftly they respond<br> I would recommend you discuss with your own conveyancer timescales whilst also confirming what type of application and more the new firm are submitting and how they/your conveyancer see matters playing out also<br> I would also add that trying to estimate/set an end date re such matters is nigh on impossible in my experience as there are a number of stages to be completed, not least a new application to be made.

Hello W Cuffy - An application to update the register involving four titles has been submitted just after midday today.  <br> <br> I cannot tell you what may happen next until the applications are considered by an appropriate officer.  At this stage I cannot tell you when that may happen but our current processing times for <a href="https://www.gov.uk/guidance/hm-land-registry-processing-times#complex-changes-and-new-entries">such complex applications</a> are on our website on GOV.UK <br> <br>
