Expedited application

Hi there,

I'm in the process of buying a property (97, TN24 9FA, title number TT118535) and have hit a snag where the sellers' land registry title change application was still pending. My understanding is that this was requested to be expedited on/around the 14th of April, and has since been picked up by a senior case worker, with a request for further information having been replied to by the seller's solicitors. My first question is to confirm whether this is accurate, or whether there is still information pending from the sellers/solicitors.

I've seen elsewhere on this forum that when asking about timelines, these include an Ordinance Survey after the case worker has reviewed and is satisfied with the information. I'm wondering whether this is applicable in this situation, where I imagine all that is needed is the title change to my sellers' names?

Hi Fuzz - that is accurate and their reply is back on referral to the senior technician to approve next steps
There's nothing to suggest a survey/site visit is needed and the referral is more about what the application is trying to achieve
I'll post again once I have an update from the casework team

Has there been any movement on this? Is it particularly complex or is there hope for a resolution soon?

Hi Fuzz - the casework team contacted the conveyancer again on the 6th May to explain what was still required. They have yet to respond. It's not a particularly complex request and could be one that they can respond to fairly swiftly

Hey Adam,

Thanks for the update! I chased the seller's solicitors yesterday and they should have responded late yesterday afternoon with the required information. Could you please confirm receipt of the same?

Hi Fuzz - we issued a reminder to the conveyancer on the 20th and they replied late yesterday morning.

Hi Fuzz - the casework team have gone back again as there seems to be some uncertainty as to what is actually required to remove the legal charge from the register and update it.

I see the Land Registry has been updated with a last sold date of May 2024 now, has the issue been resolved and we're good to go?
