Hi 

My house and land are split over 2 separate title deeds, one deed covers the house and some land, and the second deed covers a field and garage,

I am planning on selling the field but keeping the garage, the buyer (a relative) has had a DS3 and a TR1 form drawn up with an outline for the land to be sold minus the garage but I am wondering what will happen to the land/deed for the garage?

will this automatically go on a new deed or could I have it transferred to the deed for the house?

Hi Mister C - if you are transferring part of a title then you need a TP1 and not TR1.
If part of a title is transferred to someone new then that part gets a new title generally. The retained part keeps the existing title.

would a new deed be drawn up for the existing title showing the new boundary’s?

No - the TP1 with a suitable plan should enable the land to be split away and the old plan updated as part of that process
