Timescales on title changes

Hi there,

I had an offer accepted in July and keep being advised that the solicitors are waiting on the Land Registry to process changes but have no timescale. I have had to break the chain and sell my property so am currently in temporary accomodation, I don't know if this is the correct reference but the title number is SYK393778 - 48 Tadcaster Road, Sheffield, S80RB. 

My solicitor advised back in September that the upgrade on title had been expedited. As far as I am aware - the following is with the land registry, please could I have an update and timescale with how long these may take.
 

• Upgrade of Title from Good Title to Absolute Title (this is with Land Registry).
• Amendment to the Schedule of Leases at Land Registry as the title number is incorrect.
• Amendment to the Plan attached to the Lease as it shows the wrong property.

Hi Alice - the application you are referring to has been lodged against SYK466079 and expedited. It was partially processed on the 30th September and we contacted the conveyancer on that date for more information 
As of today they have not replied but hopefully they can confirm and also clarify when they hope to be able to do so

Hi Adam,

Thats great thank you for the quick reply. I have emailed my solicitor to chase, the EA had said that the vendors solicitors have replied a few weeks ago but I assume that is not the case with what you have advised. I'll reply once I hear more and maybe another update from yourself.

Hi Alice - the expedited application was completed on the 26th October and the registered information updated. The conveyancer was notified also

Hi Alice - I'd check with the conveyancer then as the schedule of leases on the superior title SYK566154 was amended in September
As for the amendment to the lease there's no application to do that although in my experience such an amendment would require a new lease or deed of variation drawn up between landlord/tenant as appropriate 
I suspect, but please do double check with the conveyancer, that the actual issue re the lease is that we don;t have a copy on file. And IF they have one in the landlord/tenant's possession then they may have identified the issue you refer to but that isn't something that's pending with us at present
