Hi

I own a property Ttle Number GM41202.  The sale is stalling and possibly about to collapse as the title deed from 1977 references two dates in it from a previous sale, namely 21 Jul 1975 and the 31 Jul 1975.  My solicitor says its a typo and she will raise with Land Registry, but is there anything I can do to speed this along.  Some one just needs to confirm there is only one deed.

Im retiring through ill health and Im about to lose the house of my dreams.  Can anyone help please?

Hi Alan - can you doublecheck the title number you have quoted please as that's a closed title so I assume there's a missing or wrong digit perhaps?

Hi Adam, thank you so much for the quick reply. i think thats the one that has the wrong date in it.  Mine is GM97618 thanks

Alan - many thanks. So GM41202 is simply a file reference. Title GM97618 is the current and live register that refers to a Conveyance dated 21 July 1975 and a copy of same is then filed under title GM41202. So no issue there.
The actual issue is with regards the also referred to Transfer dated 14th Jan 1977 as that then refers to a Conveyance dated 31st July 1975. The conveyancer has contacted us on 7th November to query that anomaly to see if it is a typo or error in the 1977 Transfer
It's seems clear that it was an error in the conveyancing completed at the time in 1977 and not picked up on until now. 
I very much doubt that we can do anything other than confirm it was an error as mentioned but I have escalated it with the support team so that someone can take a look asap and respond to the conveyancer directly

Hi Adam

The last update I had from my solicitor was that we had had a response saying they think it was a typo and that they had ordered a file and it shoudlnt be long?  Are you able to get a status update on that as its still holding up the sale.  Thank you

HM Land Registry updated the solicitor on 14th November that it was our belief that the Conveyance date of 31 July 1975 is a typographical error.

Hi Adam.  My solicitor is now saying I need a £500 indemnity as we don't have the full deed from 1977 to give the other solicitor.  Is this something you can provided?  Is there a fee and how long does it take.  We have to be out by the 6th Dec!?

Hi Alan - such a policy would be something your conveyancer would deal with on your behalf.
