That’s excellent news Adam, thank you.

Just to confirm - if I go back to the conveyancers now and confirm that they can proceed - there will be no pending applications, no record of this cancelled application and no other issue to impede our remortgage?

Hi Adam, be very grateful if you could please confirm on the above so that I can revert to my conveyancer and proceed with the remortgage asap. Many thanks.

Danielle - there is nothing now pending with HMLR. The conveyancer should be able to proceed as a result

Hi Shaista - your HR1 application was received on 14th October so it and your rights are protected.
Your protected rights will show up as and when a prospective mortgage lender runs their usual checks re ownership and will act as a 'red flag' that usually halts the loan/remortgage process
So you have done all that you can with regards the land register and we will contact you as and when processing of your application is started/completed.
If you are concerned that someone else might make a significant application to update the register in some other way then you can register to use our free Property Alert service. This does not give you any specific rights but will at least alert you to any significant activity, such as a remortgage, against the property - Property Alert - GOV.UK
I would also recommend that you seek legal advice not only to confirm your legal rights but also what may or may not happen re the property going forward whilst you remain married.
