Hello - we have been suffering for some months with solicitors trying to resolve a default in title for a property we are trying to purchase. The intentions were to register changes together, then an undertaking was proposed but no suitable guarantees could be agreed. 

The latest plan is to make linked property transfers in advance of us exchanging. Frustrating as we were due to exchange last Friday. 

If the sellers solicitor is able to register the x3 linked  transfers on Monday, and they can get those expedited, do you know how long it might take to get the title registrations completed?

Hello Douglas - expedition gets the applications to the processing start line, generally within 10 days. After that it all depends on whether they have been lodged correctly and are capable of being registered. 
Expedition still means processing is done asap but impossible to be definitive re timescales until processing starts and decisions made - if all is well and good then it can be completed same day as processing starts. But the scenario you describe reads as being complex/unusual so the timescale may well become stretched.

Thanks for the information Adam. I've had it confirmed now that the sellers solicitor has submitted the three transfers, and requested these to be expedited. Do you know if there's any way I can track the progress of these, or only solicitors with access to Business e-services?

If there is anything you are able to do to support these being reviewed quickly, I would massively appreciate it. This transaction has been so painful, and I'm desperate for this to be resolved so we can have some certainty in my family's life.

Douglas - only the solicitor will be able to track progress through their business e-services
They were submitted yesterday and today and expedited. Processing will happen asap so hopefully, and if they are all in order, they can be processed quickly.

Hi Doug - all partially processed but they can't be completed as we need more form the conveyancer. They were contacted yesterday and we await their replies

Hi - Am I right understanding that for one of these transfers there is another transfer which is in the LR backlog which needs dealing with? If so has the request for that to be expedited been made and accepted? If you are able to share the reference for that one that would be helpful. 
 

Are the other two completed now? If they are back with the solicitor with any queries can you let me know and I can chase the.

Hi Douglas - whilst there is a fourth application (IB5EFE8) it's linked to the others and expedited
We have not as yet received replies from the conveyancer re the correspondence referred to previously

Doug - nothing showing up as yet as having been received. They would be replying using their secure online portal and it would appear immediately. If they have posted a response then that will obviously take longer to arrive and to be scanned

That's so frustrating. Let me check with you towards the end of the day to see if it's still not reached your system and where the hold up is. They certainly shouldn't be using post.

So I wasn’t being fed entirely accurate information from our sellers conveyancer, as it sounds like there was more stuff which needed signing from his client. I’ve been told that was done yesterday morning, so I really hope it was provided back to you yesterday or today. Thanks.

Douglas - comms can be tricky re such things in my experience but some good news at least. 
E228SVT has been completed and it's register updated
The remainder have replies as well but these involve more complex applications as dealing with parts of a registered title. Those replies will need to be reviewed by the casework team and next steps/completion arranged
Their expedite status means that will happen asap now that we have replies - just hope the replies are complete and sufficient to enable matters to complete for you
