Hi

I have sent my conveyancers a completed RX3 and ST5 for removal of a trust restriction. As part of the mortgage process, the other names parties on the deed have completed TR1 and ID1 forms. Are TR1 forms to be sent along with the RX3? Is is possible to check if these have been submitted to HMLR? Title HD157565. The conveyancers are super slow and I am concerned my offer is close to expiry.

Hi Syed - as the two are linked, namely the trust restriction is to be removed to allow the Transfer.mortgage to proceed I'd expect them to be submitted together.
Nothing has been submitted or received as yet though

Thank you, Adam. I will chase the conveyancers again. I would have submitted it all myself to HMLC but the TR1 and ID1 were sent to the conveyancers to process weeks ago.

Hi

Although my remortgage has been processed by way of completing TR1 and RX3, the Title Deeds are still showing the previous owner names when I check online. How long does it normally take for this to be updated>

Hi Syed - wait times are on average around 4 months before processing starts. The application was lodged on 15th Feb.
So you should wait until your conveyancer confirms once completed

Hi

The conveyancers have closed the file as they consider the remortgage completed. With an average 4 months before processing starts, what is the time taken until completion and the changes being reflected on the Title Register please?

Hi Syed - the average is around the 4 months mark so it can wait longer in some cases. There;s no definitive timescale re a specific application and the key points to note are that a) completion of remortgage b) application to update register protected on submission and c) registration. How long between b) and c) is rarely an issue and the key final stage is the conveyancer informing you it's all been done
So it could still be a wait before it's processed at our end but hopefully that's a formality when it happens
