valuation at transfer

I have just viewed the video guide to AP1.
My questions is about the valuation
As I am splitting the garden from the main house I have to give a valuation figure
Is it the value of the existing plot including the house or is it for the value of the garden being transferred
There are no charges on the property

Barbara - it is always the current market value of what's being transferred. If you've built a house on the land then it's the value of the land plus house
