Hello - we are purchasing a property and have run into a issue that MapSearch and the Title Plan boundary slightly differs. Having looked through all documents MapSearch is showing the boundary as when the property was first registered in 1989, however the boundary slightly changed when the house sold in 1991 which is shown in the Transfer and on the new title. The Local Authority Search also has shown the correct boundary. Our solicitor has requested the sellers to contact yourselves in order to get MapSearch updated and the strip of land in question removed from a previous title. Our house is ready to exchange, and this is the only thing outstanding for our purchase. How easy is this to do? How long does it usually take? Can it be expedited? Super stressed.

Hello Jade - firstly MapSearch is simply a tool to enable users to identify the title number(s) for a registered property. The detail does not then have to 'match' the registered title plan(s). However some conveyancers/lenders won't complete unless things do match and that appears to be the case here How 'easy' it is will depend on what needs to be altered to match. If simply changing MapSearch and nothing else then it's easier than if the registered information needs to be altered How long it takes will depend on how easy or complex it is and there's no expedition process for such a request - if you know the title number I can see if a request has been made and if it can be escalated

Thank you Adam. I ended up calling this morning and speaking to someone who has been a great help in getting the matter resolved.
