Hello

All assistance very welcome. 

A leasehold property was purchased in September 2024. Since then the solicitors have confirmed today (5/12/25) that the land title has still not been registered in the purchasers name. 

There was a restriction on the lease with a copy of a form/certificate to be completed & sent to HM Land Registry so that the property can be successfully registered. 

I have today made an inquiry via the Land Registry website to try to ascertain the issue with the hold up. 

Due to financial difficulties it may be necessary to sell the property quickly & at a loss but without the correct title this cannot be done. 

We are in a difficult situation & really need assistance before the situation worsens. 

Any help is greatly appreciated. We hope to hear from HM Land Registry soonest to help us with this issue.

As an added note, I believe the title reference for the property is BK364862. 

The property is located on Pickford Gardens, Slough.

Hello Jason - sorry to read of the issues you are facing although there's nothing pending against the title you have quoted. I'm guessing that's not the one involved here
It's a freehold title that refers to a large number of leasehold titles/properties - can you confirm which one?

it’s a flat so probably in the block. The address is 40 Pickford Gardens, Slough, Berkshire. 
 

I’m not sure where I will find the title number as the solicitors we used haven’t replied recently. 
 

is there anything else I can tell you for you to locate any information for me?

Hello Jason - that's all I need as looking through each and every leasehold in the Block would take a very long time
#40 is registered under it's own leasehold title BK369569 and I can see that there is a delayed application against it
I'll check with the casework team for an update and will post again once received

Jason - will do what I can to help but the key will be whether what the conveyancer has provided is sufficient to complete the process. There is a complexity involved but I should know either way Monday afternoon/Tuesday morning and will post as soon as I have more to share. The complexity means a senior technician has to be involved at our end to approve matters
At least you know that the ball is very much in our court and not the conveyancers and everything crossed things are resolved soon

If there is anything specific that’s needed then I can assist in getting the solicitors to get a move on if you let me know. I’ll certainly do my part if it means making sure the solicitors know exactly what you require. They’re very slow & never contact me. I don’t really think it’s a priority to them but to me it’s really important I can have this all completed. 
 

You’ve been absolutely fantastic. I can’t thank you enough.

Our situation is a little more desperate than last week as my wife has been given notice of redundancy. I’m still waiting to hear the outcome of my job as we for the same employer.

Dear Jason - no apology necessary and coincidentally I have just received an update from the casework team re it making progress.
There's nothing I can share specifically as yet but the case is now with a senior technician/lawyer to consider as to whether what we have is sufficient or not. 
I am expecting a 'better' update later today and will share as soon as I have it. If you feel the need to post again then feel free to do so although I may only respond when I have something I feel is worthwhile to share

Jason - the casework team have gone back to the conveyancer to explain why their submitted application and supporting evidence is insufficient. 
You'll need to speak to the conveyancer direct to confirm and to clarify the specific details and what they plan to do next

Jason - we can't share specifics but suffice to say the certificate of compliance obtained is insufficient as it stands so they are likely to need to go back to the provider for more

Ok thanks. I’ve just spoken with the solicitors, they’ve basically said that the managing company at the time, Edgefield, had their fee in October 2024 to have a certificate signed & issued. Apparently over a year later they still haven’t received this & Edgefield are now not the managing agents for the development. 
 

I’m growing increasingly desperate that my solicitors cant deal with this. 
 

They’ve said they’re checking for the HM Land Registry response as to exactly what is needed.

What happens is Edgefield won’t give what they require even after the fee was paid in October 2025?

This situation has given me anxiety. 
 

I just don’t know where to turn. 
 

I’ll await a further response from the solicitors & hopefully they’ll tell me exactly what HM Land Registry require & I can help them receive it.

Jason - all noted and appreciated and in their defence this is clearly a more complex situation than most and the time between completion and now has not helped matters.
Reading between the lines re the correspondence to date I would be reasonably positive that following this last letter they are aware of what's needed and will hopefully be able to resolve matters for you. 
Let us know when they have responded and we can do what we can to escalate matters out our end
It will be of no solace to you but issues re such RTM restrictions and compliance are well known and commonplace but solving the issues rests very much with the RTM/conveyancer at the time of completion.

If I hadn’t have chased this up last week then I’m sure the solicitors wouldn’t have even looked at the file. 
 

They’ve dragged their heals and now nearly 15 months later I’m getting nothing from them. 
 

I’ll hopefully hear back from them ASAP as I’ve told them that this is now urgent to be dealt with & I’ve told them I’m very unhappy with them letting this drag on for so long without contacting me. 
 

I’ll ask them exactly what HM Land Registry have asked for and then I’ll know exactly what is need to comply with updating the title & where this Information needs to come from. If needs be I’ll help them get it as I really do need this sorted out soonest. 
 

Once again I very much appreciate your reply. I’ll certainly update this thread once the solicitors contact me.

I have been sent a copy of the HM Land Registry letter that my solicitors have received.
I have also contacted the prior management company Edgefield who have replied stating they have sent the requested signed document to my solicitor several times as per their request. My solicitors are saying that they’ve never received anything!!

Edgefield are no longer the managing agents for the development & have told me that they are under strict instructions not to have any further dealings with Pickford Gardens. 
 

I have asked Edgefield if I can have a copy of this certificate. I doubt that they will reply to me further but I still have a little hope. 
 

They have stated all further information needs to be requested from the new managing agents Prime Property Management who will need to issue a new compliance certificate. 
 

I have relayed this Information to my solicitors. 
 

it really is a poor performance by my solicitors as this should’ve have been dealt with many months ago. 
 

As soon as I have received further information I’ll get back to you.

Jason - great work and all noted. You will need to drive/deliver this though your conveyancer. Tempting to bypass that part and try to submit direct at times but that can cause wider issues and those should be avoided. 
Certainly help them to help you and us get this over the line and by all means use this forum as a conduit for updates but the key contact channel will be the conveyancer through their secure portal with our casework team 
I know you know and appreciate that already but do need to manage expectations as best I can
Let's stay on the same side and that way we have the best chance of getting to the finish line without adding any extra stress for you

I believe that my solicitors know my feelings about this matter & I’ve started to receive updates from them as basically I’ve told them it’s not acceptable. 
 

im sure now we can get this sorted out soonest
