Hi everyone,

We are in the process of (trying to) buy an older property (circa. 1900s).

Our solicitor has raised a query with our vendor concerning the "mapsearch differing from the title plan significantly".

Obviously I'm concerned this may cause long delays. Does anyone have any information on how easy this is to resolve?

Hi Alex - MapSearch is an online tool used by conveyancers to check to see if a property is registered and if so under which title. It's not intended to be definitive re the registered extent as that's the title plan's role
So on the one hand the buyer's conveyancer should solely be relying on the title plan to confirm the extent and to ask you to check that it matches the reality on the ground/what's being sold
If the seller's conveyancer wants to query the MapSearch extent then they can do so by getting in touch - Guidance and support for property professionals - GOV.UK
The support team can then check the title plan against MapSearch and amend/respond as appropriate

Thanks Adam - that's really helpful. The title plan is correct, it just doesn't match the mapsearch.

Am I correct in thinking that it is not a legal requirement for the mapsearch to be identical to the title plan (which we have approved)? I will pass on the link you've kindly shared.

Alex - it's the title plan that is used to fulfil any legal requirements. Not MapSearch. 
You'd need to query with the conveyancer who is raising the issue/insisting the two match before exchanging/completing.
From a purely registration perspective MapSearch is simply a tool/an aid to assist conveyancers to identify the title number and therefore registered information they need to complete the conveyancing process.

I hope you don’t mind me jumping on this thread!
We’re going through this exact same thing while trying to sell our house - how did you get on with this in the end?
Our buyers solicitors and querying why the map search and title plan don’t match but the title plan is correct! It’s so draining and we’re in limbo while waiting for this to be investigated with land registry.

Hi Hayley,

Luckily it came to nothing. As far as I remember I basically copied the information from Adam above and sent it to my solicitor (we were the buyers) and said we weren't worried about it, so they dropped it.

Hopefully you'll convince your buyers to do the same.

Our solicitors have had to take it up with Land Registry for them to check this information so I'm really hoping it is just a MapSearch error!
