How to remove charges that were paid in the 1980’s

Hello 

Title number - GM278088 

The above title number has 2 charges against it which were both paid fully in the late 1980’s.

I have a Form 53 for one charge but this is still shown on your website.

I do not have a Form 53 for the other charge.

I am in the process of selling the property but having trouble having these charges removed. 

The mortgage company involved are no longer in business.

Hello Tracey - Have you examined the current title register for GM278088?  There are no charges showing on the title.

Tracey - You can obtain a copy of the title register for a small fee (£3) using our online service - https://www.gov.uk/search-property-information-land-registry

I have looked and it shows that the property is leasehold even though we have confirmation of the property being freehold. Are you able to help? Thanks 

Tracey - There is both, a freehold and a leasehold title. 

The freehold is registered under title GM243348.  There is currently an application with us to update the register of the freehold title.

Tracey - We cannot tell you when it will be completed as there are some queries that need to be resolved before we can complete.  We have raised the queries with the conveyancers who submitted the application and are waiting for them to resolve them.

Hello Tracey - we are waiting for more from the conveyancer. We issued a request for more information on both the 24th and 30th April. Whilst they replied in part on the 30th and again on 1st May there are still outstanding matters. Please contact the conveyancer to confirm and to clarify when they expect to respond in full.
When they do, and everything is in order, the final stage of wider checks can get underway.

Hi Tracey - they did respond on the 17th and the case is now with one of our lawyers to consider next steps as appropriate. Additional information was also supplied by post it seems and added to the case today.

Hi Tracey - the conveyancer has now replied and their responses and supporting documentation are now with one of our lawyers to consider next steps. Expedition will ensure that happens asap but it can still take a while before those next steps are shared and actioned
