I am trying to register and expedite the registration NYK284104 title. I am trying to sell my house due to illness of my elderly parents and them needing immediate and 24/7 care.

I received the following email notice

 Dear Customer I am sorry to tell you that completion of your application is delayed because of pending application NYK502552 225 HG7AB18 that requires an entry to be made for restrictive covenants that affect the old title and an application lodged on 21 June 2023 will be releasing some rights contained in the entries for the transfer dated 9 June 2014 which will affect the entries on your new title. Unfortunately, your application cannot be completed before the associated application referred to above has been dealt with. If you would like to discuss this correspondence or require it in an alternative format please contact us, quoting our reference.

I feel trapped and now a prisoner in my home because the title updates for the developer have not been completed so mine cannot be registered. I cannot sell my home with out I being registered and this is effect both my mental health and the health of my parents. Please help

Andrew - I am sorry to read the issues you and your parents are facing and how the delay is preventing you from moving on re your home.
Whilst the prior application you refer to has been processed we cannot complete it as we are waiting on the applicant to provide additional information which will then enable us to register their title and then your own. Until they do we cannot complete your registration.
Your own application to register your July purchase has been expedited and will be fast-tracked as soon as the prior application has been processed in full. 
Your conveyancer will have been aware of the pending prior applications ahead of your completion and they may wish to consider contacting the conveyancer involved, Womble Bond Dickinson (uk) Llp, acting for Northern Powergrid (Northeast) plc to ask them to respond as quickly and in full as possible to our request for more information
We ourselves contacted them on the 2nd November to progress matters as swiftly as possible

Andrew - I can feel the pain here and let me know what your conveyancer says in return. I suspect they may advise that you just have to wait but would be interested to understand their own position
Make a note to message again at some point to see if the other conveyancer has responded re the prior application as happy to check and confirm. These things do often need pushing through but each 'shove' often has to have a time lag between them as the conveyancing wheels can turn slowly also
Having a point of contact for updates from our end can ease a small bit of the pressure some of the time. But the solution lies elsewhere at present I'm afraid

Dear Mr Brown,

Your e-mail below has been passed to me as the client partner for Northern Powergrid. I am very sorry that the sale of your home has been delayed by the application which we have submitted to the Land Registry on behalf of our clients.

The requisition referred to by the Land Registry in their e-mail to you  requires that we submit a further form in order for our application to be completed. This form must be provided by the owner of the property to which our application relates (or by their lawyers) and cannot be provided by either this firm or our clients. Upon receiving the Land Registry's requisition, we requested this consent from the landowner's lawyers  but this has not yet been received.

Having received your e-mail ,we have contacted the lawyers acting for the landowners once more and have explained the issues which the failure to complete our application is causing to you and we have asked them to provide the additional form as a matter of urgency. We would hope to receive confirmation very soon that this form has been submitted to the Land Registry  and that our application can be completed. We will ensure  that the person dealing with our application at the Land Registry is notified as soon as the form has been submitted so that our application can be finalised immediately.

Andrew - so you are making progress with them, which is good although still reliant on someone else to help finally resolve matters also

Good Morning Adam

I receive the below email over the weekend from Land Registry.

At first glance it seems things have progressed well over the last few days and solicitors appear to have got themselves into gear, may be because my MP also got involved and wrote to the developers and the solicitors involved..... who knows.

Land reg wrote "Further to your enquiry of 14 November 2023, I am writing to update you of the current situation. Your application is in process. However, we are unable to complete the registration until your conveyancer replies to my letter, sent to them today, requesting a better copy of the Transfer.

The scanned image of the Transfer deed executed by the vendor has been sent to us with the plan folded and the property is obscured. Once they have sent us a new copy of the Transfer your application can be completed."

I have emailed my solicitor whom acted on the purchase for me and she will deal with this on Monday. I hope I'm close to getting my property registered and sold ASAP.

G M Andrew - that's good news on one front and if that's all that's needed hopefully the solicitor can rescan and send a better copy asap
Post again when you know they have replied in full and I can check/chase from our end also

Hi Adam thanks for you input, have spoke with my solicitor and they are going to action the request. Does this mean all the previous issue ie for Northern Grid and the title are solved? Andrew

I understand you've been in touch with the casework team as well so a letter is on it's way to confirm registration as well
