I accepted an offer on my property back in March 2025 with the need of the house sale to be completed by June. However, I bought the property over a year ago and the title deeds aren’t in my name. My solicitors have asked for this to be expedited which it has however is now stuck in the process due to prior pending applications.
 

I am worried that this house sale will fall through due to this matter. I’m Moving overseas due a new job which is pending my house sale. Is there anyway I can get an update as I just keep getting told it’s in the line. Postal address is 44 Senate Place. I got told once it was expedited it would take 10 working days and then another 5 working days which has past.

Becci - expedition is not a magic wand sadly as prior applications can often delay matters. If it were a standalone application then expedition can reduce the wait time markedly but that's not the case here.
Your application has been chased for progress previously and the conveyancer made aware as to the reasons for the delay to date
I will check with the casework team for an update but please do confirm with your conveyancer also

Thank you for your reply! I will give the conveyancer a ring today and make them aware of the situation. 
it’s just frustrating as I’ve already had to postpone my move once which has caused issues. I’ll update with what the conveyancer says. Thank you :)

Hi Adam just to let you know I contacted the conveyancer who I’ve been told is Devonshire's however they stated that they aren’t able to tell me anything and they have no information. I’ve spoken to my old solicitors who are chasing the matter and they’ve stated they haven’t had anything either.

I’ve stressed before about needing a timeline as I am at risk of loosing my new job employment in Australia and at risk of the house sale falling through which I can’t risk. I know there is a back log I Understand but just some clarity on Where it’s sitting At the minute would be appreciated

Hi Becci - noted and very much appreciated. I've also spoken to my colleagues in our support centre where you have also had contact
The casework team have contacted Devonshires again and specifically with regards the titles you are directly involved with. Devonshires won't discuss matters with you are not their client but they are aware of what's needed to help us progress matters
Once they have done that we can then look at making swifter progress but at this stage there is no timescale to share as things are not in our hands to progress.
If you need to chase matters with Devonshires then do so through your own conveyancer. Otherwise wait for an update through your previous contact with us or I'll share here as appropriate

thank you so much for the reply it’s really helpful and reassuring getting information back, I do appreciate it. 
 

hopefully they can facilitate it quickly, I’m just dreading it’s going to take months as realistically I don’t have months on my side to wait. With regards to my own conveyancer does that mean the solicitors who put in my application? If you could update here that would be appreciated as I don’t get much when I ask my Side  Thank you so much  

I’m only selling my property to move to Australia.

Hi Becci - dread is something to avoid if you can as these things are not in your hands to resolve. Harsh words I know but meant in a very positive way as I know my colleagues are doing all they can to resolve the issues you have highlighted. 
By your conveyancer I mean the one who is acting for you now but more from a managing expectations re the wider sale/purchase than anything else
Bottom line is though that the ball is in Devonshires court so if you can't 'get to them' then you conveyancer might be able to. But it's really down to how they react to our contacts that will make any immediate difference either way.

Hi Adam- thank you for the swift reply. I know I just have a lot at stake and can’t afford to loose it but I know it will be resolved soon. 

that’s lovely thank you, it’s my old solicitors who I used to buy the property who are managing the process they are also aware of the tight timeline. 

I do appreciate everything That’s being done your side to process the matter.

Hi Becci - an update from Devonshires has confirmed that they too are waiting on someone else, namely Sage Housing Limited to provide them with paperwork to enable them to then provide us with what we have requested. They are hopeful that Sage will respond soon but cannot provide a timescale
They have also added that they are aware of the chase re your property so someone has clearly got through from the conveyancing side already to press them.
None of the above improves the matter/timescale for you but I'll continue to keep an eye on it. If you hear anything of note with regards Sage/Devonshires then please let me know

 further to the last I have spoken to sage who are passing it to their legal team to chase it up to get back in touch with Devonshire. They did ask what paperwork it was so They can check

Hi Adam,

sage have updated me they have stated the below:

Legal has said they need to get the chief legal officer to sign what is required, so they can send it back to Devonshire’s,  but she is on leave for the rest of the week so will most likely be next week now. 

They will let me know once it’s been signed and sent back to Devonshire.

Hi Adam, do you have an update? I believe the documents needed were signed on the 3rd. My buyers mortgage offer also runs out next month as well.

thank you for the feedback Adam. I spoke with sage and they said it is with an external company now to provide information. Seems never ending. Once this has been done do you know what the next process is. I really am running out of time as I only have this month to get the house sale sorted.

Becci - the process can be like a set of falling dominoes so once this one topples the rest can hopefully follow. But how long each takes to do so will depend on the quality of the applications and hopefully they have submitted everything correctly.
As a result it's impossible to be definitive re timescales and all we can promise is that we will do all that we can to ensure a rapid toppling.

Thank you, hopefully it will come back soon so it can all  be sorted. I just can’t risk loosing the house sale. I’ll keep chasing it my side and get back to one once it’s been done.

Hi Adam, just to update I have had it confirmed that case workers have the documents however are still awaiting a document for the conveyancer. IVe finally been able to speak with them and they have stated it’s with another management company. I’ve asked for this to be chased so should have an update by the end of the week.

Good morning Adam, just to let you know I’ve had Devonshire confirm that the last documents the case worker was waiting for have been sent over. Does this mean now my title deed can be progressed?
