Unsatisfactory quality of sellers lease plan

I bought my bungalow from Peabody Housing Association last April (2025). I am now in the process of selling and my Solicitor has told me the following: 'The Land Registry has come back to us since, requesting a new copy of the seller’s lease plan, as this was not of a satisfactory quality. We have passed this request on to the seller’s solicitors, who have come back to us to confirm that they will have the new plan sent to us as soon as they have received the same.' We're already 6 weeks after offer date and the contracts haven't been sent because of this issue. I suspect Peabody are not interested and I fear my sale is in jeopardy. I've seen online that there are companies that can create a 'compliant' Land Registry lease plan for around £99. Is this something that I could do to speed things along or does it have to come from Peabody who sold me the bungalow? It was also noted that due to this issue I am still not registered as the owner, over a year since I bought. How can I get this rectified for my sale? Many thanks

Keri - any new plan will be a matter for you and your seller to resolve. Whether using such a service is something your seller agrees to would be up to them or they may have their own in-house or dedicated professional to do that for them. Do speak to your conveyancer as to what's best here as ultimately they and your seller have to work together to create a suitable plan and the onus is most likely on your seller. Once that's resolved the registration should be completed swiftly

Thank you for your response. Do you have any idea why this issue wasn't raised in the 14 months since I bought the bungalow? Also, as far as the property was advertised I bought the freehold, I'm worried about the wording 'sellers lease plan'. Can you explain what that means please?

Keri - the conveyancers involved are responsible for the actual paperwork/plan. We are then responsible for registering the property/title. The delay between submission to us and our processing it would be down to us as we have a backlog of this type of work and applications can wait several months and more before processing starts. As for 'seller's lease plan' I assume that there's a lease involved but I'd suggest checking with your conveyancer as to what you've bought and the specifics of the issue now faced
