Hello,
We are in the process of buying a house and encountered a problem WSX193080. As per google maps the rear garden line is clear and straight, and this is what we say when we viewed the property. However, as per MapSearch the rear garden is missing 10sq meeters.
Can anyone advise ?
Many thanks,
Andrej

Hello - they can and do differ as they represent different things. The registered title will confirm the general boundaries and registered extent for that specific title.
The title plan is what you should be relying on. MapSearch simply acts as a tool to identify the title number of the land/property. It is only the title plan you should be relying on to confirm the registered extent
Googlemaps will simply show you a current view of the lie of the land and not the registered extent or general boundaries
If you are in the process of buying and you do not think the marketed extent matches the registered one you should raise that with the seller and ask them to clarify
