Dear land registry folk.

Can anyone else help. We are selling a property and the buyers solicitor wants to know what the entries relate to under 'charges' on the title deed and our conveyancer says a redemption statement will be needed to ascertain whether the sale proceeds can cover the redemptions.

There is an ancient charge from 1964 which we can only guess was our parents original mortgage. This was paid off so many years ago but no idea when and both have now died. Probably more than 30 years ago but no copy filed here. Then there is the following from 6th April 2018 'Proprietor: BARCLAYS BANK UK PLC (Co. Regn. No. 9740322) of Meridian House, Anchor Boulevard, Crossways Business Park, Dartford DA2 6QU, trading as The Woolwich.' no actual charge mentioned.

Neither my sister or I had an account with them then or a loan, ever.

Is this solely the change from Woolwich to Barclays? What evidence can we get for the buyer's (frankly very unpleasant) solicitor?

Does anyone know what we need to do? This is holding up a chain. Thank you in advance.

Dear Jennifer - I can see that you've also used our contact form to raise the same enquiry. The support team will check and respond asap
In essence you will need to pursue the matter with the named lender (Barclays) to get them to discharge (remove) the still pending legal charge. It was a secured loan taken out by your late Father with Woolwich originally
Entries 4 and 5 in the C Charges Register go together to confirm the date of the secured loan and the lender. They are not separate entries.
I would recommend sorting through your late Father's paperwork/accounts to see if you can identify the roll/account number for the 1964 charge and/or anything that may confirm that it was paid off with Woolwich/Barclays.
For example he may have been sent the Charge Certificate by the lender when the loan was paid off
Do speak to your legal rep as well for clarity around what's required
LN186854
