My wife owns a house from before we were married (owned since October 2020). We put the house on the market early 2025 and discovered that one of the titles related to the house was not transferred correctly by her previous solicitors. The title relates to a small parcel of land in the garden that is fully enclosed by the rest of the land belonging to the main title.

We have contacted the old solicitors, who have confirmed that it was their conveyancing error. They have since been attempting to contact the old sellers to have them sign a TR1 to transfer ownership of the title. They have been attempting to do so since August 2025 but have not made much progress.

My question is whether there is a way to go to the Land Registry to rectify this error quickly given we have a buyer who has been waiting for months?

Thomas - there’s no alternative other than the original sellers transferring the title now. In my experience it’s all about the original contract and if that was fulfilled or not. Your conveyancers will need to pursue it with the sellers

Hi Adam, thank you for the response.

We have been doing exactly as you suggest since April and unfortunately have been unable to get any progress that way. Our conveyancers have made contact with the the sellers' solicitors but unfortunately they have not been able to get any engagement from the sellers themselves.

Hi Thomas - you'll need to rely on your legal rep here and if the contract was to buy X and Y but only Y was included then legal action maybe necessary to force them to engage
