I am currently undertaking a conversion from a double width terraced property (single title, no mortgage) into 2 regular terraced properties (their original state) plus full renovation throughout.

In order to fund the renovation of the 2nd property as well as pay down investor finance, I need to put a mortgage on the first property. This cannot be done if both houses are on one title (I have confirmed this with several brokers). There is no other option. Planning permission is granted, Building Regs is not yet approved due to works on-going.

Could you answer the below?

-Am I able to apply with form AP1 in such a case and is it likely to be approved?

-Is full Building Regs sign off required for the split?

-What is the current timescale for an expedited application similar to the above?

Chris - this is covered in a number of threads on the forum for you - see Splitting a title deed · HM Land Registry
No buildings regs requirements re HMLR process. You do need to ensure that you provide evidence form the lender that they won't lend until the title is split
Submit first. Request expedition second - Request an expedite - GOV.UK
Expedition gets the case to the processing start line. How long it then takes all depends on how 'good' the application is when submitted. All ok then can be done within a short timeframe. Not in order everything gets stretched

In this scenario (splitting the title,no transfer of ownership) is form TP1 also required alongside form AP1?

Hi Chris - No as there is no transfer as you can't for example transfer a part to yourself

Hi Adam, 

Regarding panel 4 of AP1 form: 
- Please could you confirm that the fee payable for the above remains at £40 per application, as stated in Splitting a title deed · HM Land Registry
- Please could you confirm what value should be stated in the "Price paid/Value" column for the title split?

Hi Chris - the fixed fee still applies at £40. You don't need to give a value as a result

Thank you for this. 

Can you further confirm the below?:

- Panel: For this title split, will Land Registry treat it as affecting the whole title or part of the title?
- For an application not submitted by a conveyancer, is form ID1 required for identity purposes?
- I need to also update the address for service, for which I believe the fee is £0?

Good Afternoon Chris - you are splitting the 'whole' title
Identity verification is not required for this type of application
There is no fee for updating your address for service
