Unique Property Reference Numbers

I've come across a property that appears to have 2 UPRNs; when I select each one it appears to point me to the same title deeds.  I don't want to buy a second set of documentation if it ends up a duplicate of the first.  I think there could be 2 UPRNs as the property and been split as in the house and the land have different owners, but wanted to check.  Thanks
