<p>Hi, I like to thanks in advance for your help and please excuse my self as I’m new to all this and first time buyer..<br> Regarding: 10 Oakfield WD3 8LP<br> I’m buying this house where at the end of my purchasing process an issue with the title comes up flying freehold with the neighbour /defect on the title.<br> so the seller solicitor try to get it sorted with them and was not agreement, and now they will make adverse possession claim process with Land Registry. I’ve been advised by my solicitor to not complete until it’s sorted. Did they submit any application regarding the property mentioned above?<br> If so, when was it done and what’s the update?<br> Also I like to know how long it takes? I’ve got a mortgage offer ending on 27th November, the ple place where I live is on sale and I got 4 weeks left from my period notice, and im really concerning about the running out of time, as this issue come up right to the end.<br> looking forward to hear from you.<br> Many Thanks!</p>

Hi Harley - there's no application as yet affecting #10.<br> If they do submit an application then they will need to request expedition after submission to reduce the wait time although I suspect processing will still take some time and go beyond your stated timescale.<br> I would recommend speaking to your legal rep to seek clarification on what the seller's are actively doing and/or the option of getting an extension on your mortgage offer<br> HD488292

Hi Harley - I have responded to your further post in my colleague's absence. <br> <br> I have examined the title associated with 10 Oakfield as well as the adjoining property.  There is no application against either as at the moment.   <br> <br> If the solicitors have made an enquiry then I would need our reference for the enquiry or the solicitor's details to check our customer contact records.

Hi Harley - thank you for your kind words<br> Nothing as yet showing against the title that includes #10. I assume the flying freehold is across #8 but nothing received against that separate title either as yet<br> If you 'ask them again' then ask them to confirm title number and ABR (our case) reference as that will help<br> HD488292<br>

<p>Hi Adam, thanks for your reply..</p> <p>I’ve contact the solicitor and find out they have not yet put the application. Also I had a conversation with the seller(thrive) and they confirm with their solicitors in order  to complete the purchase they can put on contract that they sort this issue out, so we can complete and no loose our mortgage offer. Otherwise Thrive Homes (The seller) will take the property out the market and rent it out because they said they done a big renovation and there’s no income on it.</p> <p>We won’t loose this property.. </p> <p>Would we be ok doing this completion?</p> <p></p> <p>many thanks</p>
