<p data-end=504 data-start=139>I'm in the process of purchasing the title number <strong>AA16181 </strong>and there are a few queries with the HMLR which need resolving: <br> <br> The register for title number <strong data-end=235 data-start=224>AA16181</strong> incorrectly records the transfer date as <strong data-end=291 data-start=277>06/07/2020</strong>, but the TR1 document clearly shows it was <strong data-end=349 data-start=335>16/07/2020</strong>. Can you confirm whether an application has been lodged to correct this, and if so, when it was received and what the current expected turnaround time is?<br> <br data-end=575 data-start=572> Title number <strong data-end=599 data-start=588>AA16181</strong> also appears to include a strip of land in error. This land lies outside the physical boundary of the property and is part of the estate’s shared access area. We believe the developer has now been contacted to assist with correcting the title plan. Has any application been submitted to amend the title boundary? If so, could you confirm when it was submitted and the likely processing timeframe?<br> <br> Thank you in advance for any advice </p>

<p>Thanks Adam,</p> <p>So for both of these errors, would it be correction via contact form or would any AP1’s need to be filled. I’m guessing if these have been done via contact forms instead of applications then you wouldn’t be able to see if any changes are pending? Thanks for your help</p>

Nicholas - no guessing at my end as I can access both systems and can see no application or request to amend on that title has as yet been submitted<br> Just as an extra aside once the contact form is used an 'Amend' application would also appear in the casework system, generally within 2 days<br> <strong>AA16181 </strong>

Nicholas - if it has been submitted then it hasn't been recorded with the title number quoted <br> Whoever has provided the details has submitted an enquiry/application please ask them to quote our reference and I can check that for you instead. The reference won't be the title number <br> <strong>AA16181</strong>

Nicholas - contact was made on 17th July and a request to amend the title is now in progress <br> The requested amend relates to the date of the Transfer you referred to. There's no request to amend the title plan included<br> AA16181

<p>Morning Adam- Thanks for confirming that the request to amend the date of the Transfer on title AA16181 is now in progress.</p> <p>Are you able to let me know the current status of this request, what the usual timeframe would be for something like this, and whether it’s already been expedited?</p> <p>Just to clarify, the amendment to the title plan is now being handled separately via a Deed of Rectification, which will be submitted at completion.</p> <p>Appreciate your help!</p>

Nicholas - no definitive timescale other than such things are actioned as swiftly as possible. Generally speaking average timescale is 10-15 days but I'll flag with the casework team to see if they can be more definitive <br> AA16181

<p>Morning Adam,</p> <p>Another issue we are facing relates to a missing page from on of the transfers on this register: </p> <p>-There is a page missing from the Transfer dated 26 July 2016 as it jumps from clause 12.9.4 to 12.11. Please provide the missing page(s).<br>  </p> <p>Are you able to tell me if the pages are missing from the transfer document which has been filled with HMLR too? <br> Many thanks for your help</p>

Morning Nicholas - they would be relying on the copy as obtained from us so that's the one they are referring to as 'missing' a page<br> The conveyancer will have requested an official copy. If there is an issue with the copy then they would get in touch to query and to check if something is missing for example. There's a process to follow and the conveyancer will be following that through and is best placed to advise on what happens next/what's needed from their/your end<br> AA16181
