Good morning Adam,<br> <br> I hope you’re doing well.<br> <br> I’m the registered proprietor of property with title number TGL209916 and was added to the register on or around 25 June 2025.<br> <br> While reviewing my Title Register, I noticed a new entry under point 4 of the Proprietorship Register which states that the implied covenant under the Property Act is modified. This wording does not appear in the previous owner’s Title Register (from whom I purchased the property), so I’m trying to understand how and when it was added.<br> <br> Please could you confirm whether this change arose from: <ul> <li>The Title Register application made by my solicitor, Waterstone, following completion of my purchase on 2 February 2024&#160;(application submitted on 9 February 2024),</li> <li>An internal amendment by HM Land Registry, or</li> <li>A correction of some kind.</li> </ul> <br> Could you also confirm the source documentation for this modification, for example whether it came from the TR1 form or another document?<br> <br> Many thanks for your help with this,<br> <br> Regards,<br> Ebelechukwu Anekwe

Good morning Ebelechukwu - I have responded to your query in the absence of my colleague.&#160;<br> <br> The entry relating to implied covenant was made at the time of registration of your purchase of the property.&#160; If you look at the entry then you will see that the date in front of the entry is the same as that in front of the entry showing your name.&#160;<br> <br> We do not make any entry&#160;in the register in respect of implied covenants&#160;unless the covenants are restricted or amended in some way.&#160; Under Additional Provisions in Panel 11, the transfer deed in form TR1 dated 2 February 2024, includes reference to covenants being varied which led to us making the entry on the title register.&#160; So the change happened as a result of the application made by your solicitor.&#160;<br> <br> I hope this helps.&#160; &#160;&#160;

Also, please is it possible to know who signed the TR1 form Waterstone submitted, from a transferee perspective please.<br> <br> Thank you&#160;

Hi Ebelechukwu - Please see the guidance on our website on Gov.uk on how to obtain an official copy of deeds or documents held by HM Land Registry -&#160;<a href="https://www.gov.uk/get-information-about-property-and-land/copies-of-deeds">Get information about property and land: Get a copy of the deeds - GOV.UK</a><br> <br> The copy of the transfer deed that we hold will not show the transferee's signature as that will be in the Counterpart Transfer that is not normally submitted to us.&#160; You should ask the question to the solicitors involved.&#160;
