Hi Zoe - we did have an expedited application against that title but it was cancelled on 25th Nov and a letter of explanation issued to the conveyancer. It seems the application should have been made to register land to the rear of that title so I would expect a new and correct application to be made but as yet nothing has arrived it seems
I would suggest checking with the conveyancer to clarify/confirm and speak to your own conveyancer re impact and timescales
This thread will help with a general understanding of what happens re such applications once submitted - Adverse Possession - Claimed Land - Impact on Timescales · HM Land Registry

Hi

Thank you so much for the update, I will now speak with the solicitors and ask for them to chase the application.

Many thanks

Good Morning Zoe - expedition gets the case to the processing start line within the 10 days mentioned. That will happen but there's a way to go from there as per the link I shar
If a survey/site visit and wider checks are needed then you should expect a 2-3 month wait in my experience - that all depends on what has been submitted and whether it meets the legal requirements. If it does then a survey and wider checks are invariably needed to satisfy the registration requirements
