Hello,

I'm hoping you can help me. I'm buying a flat and the seller's solicitors have applied to have a number of unilateral notices removed from the title register for TGL494799.

The initial request was submitted on 28th March and expedited on 7th May. This is now beyond the 10 day expedition period advised and is holding up my plans to move on the original date I intended. I'm finding it difficult to get any information from the solicitors in regards to time scale, so can you please help to give me an estimate on when the changes will be complete or if there are any unforeseen issues?

Hello Daniel - they've submitted 3 separate applications on 28th March. None have as yet been expedited and I can't see any record of a request. 
I'll flag with colleagues and ask them to expedite the process in light of your comments re being a buyer.
Please note that expedition is not a 'magic 10 day wand'. Whilst it generally ensures processing starts within 10 days of expedition everything then hinges on the applications being in order and nothing more being needed. 
Make a note to post again after the weekend and we can check on progress for you

Thank you so much for the fast response. I'm totally shocked to hear they haven't been expedited, I've been told numerous times by my solicitor this was done on the 7th of May.

I can't thank you enough for flagging this with your colleagues and expediting it for me. The service you're providing via this forum is really valuable for customers who are in the dark with their solicitors.

Daniel - understood and appreciated. Unsure why they quoted 7th as I can't find anything that matches at our end but if they did request it then they should have a reference for that such as 240507-123456 
But maybe not worth pursuing now as they will be expedited and processed asap

I will ask my solicitor if there was any reference number passed on, but as you say, the case has been expedited now anyway thanks to you.

Good morning Adam,

After speaking further with my solicitor it seems you were right that the case was not correctly expedited on the 7th of May as the seller's solicitors informed us, so thank you again for doing this last week. 

I'm checking in on progress now as you suggested. Our original completion date was supposed to be back on the 10th May and I've been chasing the solicitors every day since then. The delay has now pushed us way beyond the intended date, landed me with an unexpected service charge arrears bill and has left my buyers in a very difficult situation as they are renting and new tenants are due to move in imminently. The situation is desperate, so any update you can provide would be very much appreciated.

G M Daniel - processing has been partially completed but as it's a UN4 application we have to carry out wider checks with the beneficiaries before we can update the register
Those checks are underway and won;t complete until mid June unless recipients respond sooner and positively

Thank you for the fast response again, this devastating news. Is there any way to speed up the checks with the beneficiaries, or can you tell me who they are so I can contact them myself to help expedite the response?

Daniel - the checks are made based on the named beneficiaries and the details provided in each entry. We notify them using those details and ask them to respond positively/negatively as appropriate and within a certain timeframe.
So the information is all on the actual register itself and the seller's conveyancer and perhaps your own should be aware

Hello Daniel - we've had some replies but not from all so still waiting and I suspect things may not conclude until after 18th June when the final checks conclude
