Hello,

Please can I have some guidance on a matter over a small (parking space size) bit of land that is outside our front pedestrian gate. It is currently unregistered and is used as a parking space by ourselves, our neighbours and the general public, we live by a school . The bit of land is part of a larger lay-by in front of a row of 6 ex council houses, and it is the same the other end. The four spaces in between them are adopted by the highway.

To access our front gate from the main highway, we have to cross this bit of land and have done since we bought the house 7 1/2 years ago.

We would like to claim possession on this part of land to secure our access for the future, and to help if we were to sell our house in the future.

Hello Sam - see PGs 4 and 5 re claiming land and how to then register such a claim
If the land is used by All then PG 52 might be more appropriate guidance to consider
Land registration: Practice guides - GOV.UK

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.
