Hi, I was hoping someone could kindly advise me regarding an enquiry that is currently being investigated by HM Land Registry. I recently raised an enquiry after noticing an apparent discrepancy between historic planning documents and the registered title plan for a property I am in the process of purchasing. HM Land Registry has very kindly opened an investigation into this, for which I am extremely grateful. The reason I’m posting is because this enquiry is now the only outstanding issue holding up my purchase. My sale is almost ready to proceed, but my solicitor is unable to move forward until the outcome of the Land Registry enquiry is known. Unfortunately, my buyer has indicated that they may withdraw if we are unable to exchange contracts within the next couple of weeks, which means there is a real risk that the entire property chain could collapse. I completely understand that these investigations take time and that every case must be considered carefully. I just wondered whether there is any way for an enquiry like this to be prioritised where an active property chain is at risk, or whether there is anything further that my solicitor or I could provide to assist. Thank you very much for any advice or guidance.

Hi Adam, thank you for your response. Just to clarify, I have already submitted the enquiry and it is currently being investigated under reference 260804-6529130. I have also already submitted a request for the existing enquiry to be expedited due to the circumstances surrounding the property transaction. I appreciate the advice and understand that the contact form is for submitting specific enquiries. I posted on the forum in the hope that someone may be able to advise further or bring some attention to the urgency of an existing enquiry, as the outcome is currently holding up an active property chain. I have been advised by HM Land Registry that I should hopefully receive a response by Monday afternoon, so fingers crossed. Thank you again for your help.
