Restrictions on title deeds

Good evening,

We are close to a supposed completion date on Friday 1st December 2023. However, we can’t exchange contracts until the title deeds of the house we’re purchasing have a restriction taken off regarding inheritors’ ownership. The completion of the house we’re selling and the one we’re buying is waiting just for this.

The seller’s conveyancer applied for this on 14th November and expedited it. We got told on 20th November that the land registry has acknowledged the change and agreed to expedite it. Will the 10 working days approximate timeline start from 14th November or 20th? And is it still a 10 working day timeline?

We’re anxious to get this sorted as it’s been 6 months in the works with only three parties in a chain, and like I say we’re supposed to completing next Friday but our solicitors won’t exchange contracts until this is sorted.

Any help you can provide is most appreciated.

G M Chloe - the 10 day timescale you refer to starts from the date it was expedited but it's only a target timescale so nothing definitive.
It is more likely to be considered sooner but everything hinges on it being in order, as if it's not, and more is required, then it will take longer as that needs resolving.

Thank you for your response. So I guess that would be from Monday 20th when LR acknowledged the change? 

The title number is: DN181733.

We’re anxious it won’t be sorted in order to exchange contracts before completing next Friday.

Chloe - many thanks. It's been partially processed but we need more from the conveyancer. They were contacted yesterday with our request and it seems they have just replied also.
So if their reply is sufficient things should be completed asap - I'll see if I can get an idea re possible timescales for you

Thank you for the update - when we spoke to the conveyancers yesterday they never mentioned there was more but it’s good they’ve got it in.

I am sorry to bother you again but we have not heard any update from any parties yet as to whether the information the seller's conveyancer supplied was sufficient. Our solicitors are still waiting to hear from them too.

You wouldn't happen to be able to let me know if everything was okay / has been processed or, if not, any timeline on when we can expect it to be at all would you?

We're getting increasingly anxious as we're supposed to be completing this Friday and are yet to exchange.
