Hi Gillian - If your property is registered with HM Land Registry then there has to be a title register and title plan.
Often when there is a change of ownership or something else then the title register will be updated but the title plan remains the same, and hence the solicitors may not include it in the documents.
Can you tell me if the property is registered with us, and if so, give me the title number so that I can look further into it?
I would add that majority of the title plans prepared by HM Land Registry will not show any boundary responsibilities or T-marks. Please see our blog,
Drawing the line on boundaries, on how to find information if it is held by us.
I hope this helps.
