Hi Team,

We are in the process of buying a property in England. We have noticed from the Title plan of the property, that the red boundary of the property is missing some parts of the property. Ordnance map correctly shows the property map as it is. But the red boundary marked on top the map doesn't cover part of garage, garden and some of the property. We would like to see the possibilities of correcting this title plan before buying the property.

We reached out to Ordnance survey helpline and confirmed that survey map they have for the property is correct (if we see property from top view). They asked us to check with hm land registry to update the red boundary to match the survey map. Looking for your support in this matter. We can provide further details in a mail since this is a public thread.

Hi Saranya - we register the general boundaries so the red outline. What's within that red outline can and often does change but the title plan and general boundaries do not alter and there is nothing to update from a registration perspective.
OS survey and map the physical features. Not ownership. So if a building is extended or demolished, and they do a survey, then OS can update their own map as the physical features, not ownership, has changed.
If the registered title doesn't include "part of the garage, garden and some of the property" then you should check to see if the additional land is registered and if so how. It could be under a second title owned by the seller
Most conveyancers share the title plan with their client (buyer) and ask them to check that the red outline matches the property being sold - if it doesn't then you need to go back to your conveyancer and flag the issue. They will then raise and query that with the seller.

Carole - if it's in Scotland you would need ot contact the Registers of Scotland. We deal with England and Wales
