Hi

I am in the process of selling my house and my conveyancer has informed me of the Anti-Fraud restriction on the title of the property. Their firm is charging me £420 (£350 + VAT) to produce and submit the Form LL Certificate.
I did not explicitly consent to this restriction when buying the property (I have raised a complaint about this with my previous conveyancer) and do not with to pay exorbitant fees to have it complied with.
My questions are as follows:
1. Can I get another licensed conveyancer (at a lesser cost) to produce the certificate and send it to the conveyancer who is handling my sale?
2. Is the removal of the restriction necessary for me to sell the property - or do I just need to comply with it?
Any advice would be appreciated.

Hi Zara - 1. that would be up to your conveyancer to confirm/advise as per the wording of the form LL restriction, which states ".....a certificate signed by a conveyancer that that conveyancer is satisfied that the person who executed the document submitted for registration as disponor is the same person as the proprietor."
As you would be executing the document at the request of your 'selling' conveyancer they may insist that you use them for that purpose.
2. The restriction needs to be complied with. Little point removing it if you are selling as cancelling it would also require the same certificate to be provided

Thank you for your response, that's very helpful. I have a feeling that the selling conveyancer may insist that I use them. 
And it's good to know that I don't need to have it removed as that would add months of delay to the sale.

Zara - if for any reason someone insists it is removed then an application can be made using form RX3 plus conveyancer's certificate. And a request to expedite it then submitted so as not to delay completion of the sale - Request an expedite - GOV.UK 
Just sharing in case you decide to shop around and go down that route instead
