hi everyone,

1). do i need to update land registry for my new kitchen extension?

2). currently, my new neighbor is challenging me with regards to the boundary of my kitchen extension.

BACK STORY --  Im on a semi-detached house. To give you all an overview, all my permits (planning permit, building permit , party wall )  were given when the time when neighbour A ( N-A) was occupying the house. N-A informed us he will be selling the house. House was sold, neighbour B (N-B) came . When N-B came -- party wall / boundary wall was already up, extension being completed, afterwards completion certificate release, last year- 2024.

3)... 6 days ago, we were on a holiday-- on day 1 of holiday , on my ring, i saw my neighbour doing his  driveway and his back garden - and I saw  my fence which I have a responsibility as per land registry was removed including shrubs without my consent . I tried to speak to him over the ring doorbell - but he just turned his head. I spoke to him when we arrived and he said--- he will place it back anyway!... as he placed a temporary fence.... we saw that its not on the original spot anymore.... which i challenge that it should be on the original spot-- he said no! I showed him my papers frm LReg and he said he will just get a land surveyors (which is good!).  Now he is challenging the wall of my new kitchen extension (not new anymore)-- saying  its out of line including the fascia...as far as my builders are concerned they followed all measurements.

I felt like his deflecting the issue I've  raised - with regards to the new temporary fence he place and removing my fence without permision.

If the surveyor comes, can i challenge by saying my extension has been tick off by TMBC, if you want to measure the boundaries it should be after the extension...

Hi RD Grace - No if you are not changing the registered extent (red outline) 
A surveyor (RICS) can help in such scenarios - Boundary disputes mediation service | RICS
I would encourage you and your neighbour to try and resolve it yourselves if you possibly can but of not then seek legal/professional advice as appropriate
There is no 'All' with regards this forum - it will only be HMLR who generally respond. If you are looking for wider online comment then try other public forums such as Garden Law where such matters are often aired and shared

What are the cases / reason for changing the red outline?

RD Grace - there are a myriad of reasons as to why the red line, the registered extent, might be changed but that only happens if there is a formal application and generally after each affected registered owner has agreed
I would encourage you both to share information and understanding and then try to reach an agreement that works for both of you.
