Hello, <br> <br> we had an offer accepted on a house in February (Fuchsia cottage, PL26 8GY). Since then the seller has had to change the title to a different company and so a pending title change is holding up our exchange and completion process. Our mortgage offer runs out on the 6th August 2025, as far as I’m aware my solicitor has asked for it to be expedited but I haven’t had any updates. <br> <br> I was wondering if anything could be done to speed this process up? <br> <br> thanks, <br> <br> Francesca :)

Hello Francesca - there are two pending applications and the oldest/prior one re Number 3 Rosevear is what is holding up the process.<br> The seller's conveyancer is aware as whilst their own later application needed more they have responded in full<br> Both applications are expedited but we can't complete them until the prior application also responds in full to a request issued back in February. They recently asked for more time to respond and we await their full response<br> I would recommend speaking to the seller's conveyancer to confirm and to see what they/your own conveyancer can do re the outstanding issue<br> CL203637

Hi Adam, so I’m presuming Number 3 is actually the whole residential park (number 4 and the cottage we’re put up for sale separately and the rest of the residential park which is static homes were sold together as a company) and therefore it will be the person who bought this that will need to complete the application? Is that correct?

Hello Eleanor - the delay is whilst wider checks are completed. Those may not complete until shortly after 30th July unless the restrictioner responds positively and sooner<br> The conveyancers involved should be aware <br> CH117267
