The application to register the transaction was lodged by the conveyancing solicitor on 30 March 2023 as a New Lease, according to the eDRS Submission Receipt.</span></span></span><br> <br> <span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Calibri,sans-serif;">I have been checking HM Land Registry records regularly over the past year but have been unable to locate the registered title. I understand that registration of new-build leasehold properties can take longer than usual; however, it has now been 33 months since completion.</span></span></span><br> <br> <span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Calibri,sans-serif;">I have contacted the conveyancing solicitor for an update and was advised that the application is still in progress with HM Land Registry. Hello Alex - The application is caught up in the delays that we have and is currently waiting to be looked.&#160; We are required to process application in the priority order they are submitted, and there are many applications prior to yours on the landlord's title hence the additional delays.&#160;<br> <br> Whilst we have brought down the waiting times for most of the applications, longer registration times is not unusual for titles involving large developments.&#160;<br> <br> I cannot tell you when exactly it may be processed, but if there is any urgency then you can consider a <a href="https://www.gov.uk/guidance/request-an-expedite">request to expedite</a> the application.&#160;<br> <br> I hope this is of some help.&#160;<br> &#160;

Hi, I would like to follow up on my last question about 6 weeks ago. I have contacted the conveyancing solicitor for an update and was advised that the application is still in progress with HM Land Registry. Later, the Solicitor applied for an expedite of the title registration on my behalf on 16 January 2026. I would be grateful if you could advise whether the ‘expedite’ application is successful, and whether there are any other issues that might still hold back my application. Hi Alex - processing started mid Jan but we needed more from the conveyancer. They were contacted on 16th Jan and provided a partial reply on 21st but we await their full response. You'll need to contact them to confirm and to clarify what remains outstanding<br> TGL599970

Hi Mr Hookway, Thank you very much for your prompt reply. I have tried to chase the conveyancer for the PDF copy of the HMLR Requisition dated 16 January 2026. Unfortunately the responsible solicitor is on leave till 27 Feb 2026 (automatic email reply). i am not sure other assistants in the firm may handle my email promptly. Their previous reply mentioned that, in the Requisition, 'there are two points remaining which is for the developer’s solicitors to answer which I have referred to them.' I have also escalate the issue urgently with the Developer's Customer Service manager so that she can nudge the legal team to provide a 'Full and Final Response' to the enquiries. Meanwhile, I have been waiting for 34 months for a legal title. Please do not cancel my application as many of these blocking issues are beyond my control. Actually I only learn of the problem from your reply today. Thank you very much for your help. Hope that my title registration could be settled soon. Kind regards,

Hi Alex - like you we don't want to cancel such applications. It won't be but if the delay persists your conveyancer needs to get in touch to explain why and ask for more time but that's a way off yet I am sure your efforts will help to resolve matters soon

Hi Mr Hookway, Thank you for your reply. I managed to escalate the issue to the developer's senior management. Finally I have gotten a response from them. The developer's solicitors have submitted the required forms to the Land Registry to enable the removal of the restrictions on my title registration on 27 Feb 2026. My conveyancing solicitors, after receiving the documentation, have also submitted these to the Land Registry on 27 Feb 2026, in response to the HMLR Requisition. May I ask whether HM Land Registry have received all the necessary documents for my title registration to proceed? I do hope that the title registration process could complete soon, as it is nearly 36 months after our purchase. If there is any missing document(s), I would need to chase the developer again. Hi, Mr Hookway. Thank you for your reply. The casework team sent a correspondence-chase to my conveyancing solicitor on 16 March 2026. It mentioned that the previous reply to Requisition Point 3 was not sufficient. My solicitor promptly contacted the developer's solicitor and amended the lease for ‘Block C Parking Area’ definition on the same day. May I ask whether HM Land Registry has now received all the necessary documents for my title registration to proceed? I do hope that the title registration process could complete soon, as it is nearly 36 months after our purchase. If there is any missing document(s) or partial reply to requisitions, I would need to chase the developer or my conveyancing solicitors again. Thank you very much for your help. Kind regards,
