I was applying a re mortgage with HSBC and the application is approved. But the solicitor from bank came back with the following message. I have no idea what this means and they are not very helpful neither the solicitor I went with while buying the newbuilt 2 years back.
Following is the details I have received -
----------------------------------------------------------
Our Client: HSBC UK Bank plc
Remortgage of 39 Birch Road, Blaydon-On-Tyne, Tyne And Wear, NE21 5ET
We refer to the above and write to advise that upon obtaining the official copies of the register of
your property, held at Land Registry, however, we note that there is currently a pending application
on your Title.
On this basis, we will be unable to complete the remortgage until we have received confirmation
that the application is fully completed and we are able to obtain an updated Title Check, a copy of
this can be provided by the acting Solicitors to save you paying the fee of preferred.
We are unable to provide or comment on timescales for this matter to be fully resolved and
therefore, should you require any further clarification on the registration of your Title, we would
suggest that you contact the acting/submitting Solicitors directly in this instance.

Can someone please help?

Thank you

The application is for an agreed notice and relates to a Deed of Apportionment of Rencharge. The application has been lodged by Property Legal (ref 507223) and the registered proprietors are listed as the applicants. For further information i suggest contacting Property Legal direct. Alternatively you can get details of any relevant pending application or priority official search entered on the day list. form OS3: official search without priority of whole or part of a registered title.

If you suspect this is a fraudulent application please contact our property fraud line on 0300 006 7030 (Monday to Friday, 8.30am to 5pm) or email reportafraud@landregistry.gov.uk. Contact a legal professional such as a solicitor or Citizens Advice and Action Fraud (actionfraud.police.uk).

For future reference you can  sign up for our free Property Alert service. We will send an email alert when there is certain activity on a monitored property. You can judge whether the activity is suspicious and seek further advice if you are concerned

Thank you so much for your reply and kind suggestions. I have contacted with PLS solicitors and raised my concerns. They have assured that they will try to expedite the application but I was wondering is there any timeline available for that? Is there any status I can see as well?

kind regards,

Tapojjwal

Tapojjwal - expedition, which has been requested and approved, generally gets the case to the processing start line within 10 days. After that it all depends on whether it is in order. If it is and can be completed the casework team would write to you as the owner to notify you that the register had been updated.
You can't see any status online - please wait for receipt of the notification referred to which would be issued to the contact address on the register itself
